Construction has officially begun on East Gippsland’s largest masterplanned over-50s lifestyle community, with 203 homes set to be delivered at Eagle Point.
East Gippsland Shire Council mayor Cr Jodie Ashworth joined Lincoln Place executive general manager of development Angus Johnson to mark the milestone sod turn at the 10.2-hectare site on Eagle Point Road.
Mr Johnson said the $130 million Lincoln Lifestyle Eagle Point development would address growing demand for housing among older residents while supporting regional growth.
“The Lincoln Lifestyle Eagle Point community will deliver contemporary housing and lifestyle options for East Gippsland’s over-50s population, delivering jobs, investment and housing supply to the Lakes Region,” he said.
Civil works are now underway, with local contractor Rowe Constructions engaged on the project. The first residents are expected to move in during early 2027.
The development comes amid strong demographic growth, with East Gippsland recording a 29 per cent increase in residents aged over 55 in the past decade. In Eagle Point, around 63 per cent of the population is aged over 50.
Mr Johnson said early demand had been strong, with nearly half of the first release of homes sold prior to public launch.
The estate, positioned on elevated land overlooking Lake King, will offer access to nearby shops, cafes, medical services and outdoor recreation, including fishing, bushwalking and cycling.
Planned amenities include a resident clubhouse and wellness centre featuring a cinema, library, lounge and alfresco dining areas, along with a heated indoor pool, yoga studio, pickleball court, golf simulator and bowls green.
The project will be delivered in stages over five years and is expected to provide a mix of two- and three-bedroom homes designed for low-maintenance living.
Mr Johnson said the development would operate under a land lease model, allowing residents to own their homes while leasing the land, reducing upfront and ongoing costs.
Located a short drive from Bairnsdale and Paynesville, the community is aimed at over-50s seeking a secure, “lock-up-and-leave” lifestyle close to services and the Gippsland Lakes.
